A sublime conversion of a 17th Century water mill, this fantastic property is as captivating as they come. A perfect juxtaposition of old and new, the sophisticated interior is carefully balanced with the heritage of the original building.

Ideal for romance or indulging in stolen weekends away from city life.

Enter through the stable door and into a double height open plan living area where lofty ceilings and beams give the space immediate charm and character.  The overall vibe is enduringly stylish with a seriously impressive list of design names mixed with salvaged finds and industrial accents.

Painted throughout in Farrow & Ball, the kitchen has the rich warmth of Brinjal with customised leather handles by Dowsing & Reynolds adding a decidedly artisan edge. There’s a Nespresso machine for those in need of their morning coffee fix, and the smart oiled oak dining table seats six for those looking to spread out.....or for a little dinner entertaining perhaps.

Into the sitting room and a vintage Moroccan rug is a key design influence, while features such as the antique chapati rolling pins and original French balloon mould are sure to be an interesting talking point! Cushions by Rockett St George, lamps by Graham & Green and hand-made working shutters all add to its simple allure.

From the sitting room, a door leads out to the garden where the occasional otter can be seen in the mill lade which gently trickles through the garden. Sitting in 5 acres of grounds, it’s a lovely spot for a morning wander up the Boondreigh Burn listening to the waking sounds of wildlife.

For sleep, head upstairs to the mezzanine bedroom where vintage sack cushions and an Urbanara throw add texture and colour in an otherwise restful scheme. The monkey side lamps add a playful touch and a little dash of quirkiness too!

There’s a separate shower room which has been cleverly designed within the eaves with finishes by Tikamoon, or why not roll out of bed and into the roll-top bath for a sumptuous soak or a spot of evening star gazing.

Open plan kitchen and sitting room comprising:

Kitchen with electric oven and two burner electric hob, 3/4 dishwasher, large fridge/freezer, microwave, Magimix Nespresso machine. Dining space with seating for six.

Sitting room with double sofa, armchair, Smart TV with Freesat, Bluetooth and Aux speaker. Door to the garden leading down to the mill lade.

First floor - mezzanine level

Mezzanine bedroom overlooking the main living space. With king size bed, roll top bath, sliding shuttered velux windows, side tables and in-built wardrobe with hanging and storage space.

Separate bathroom with rainforest head shower, heated towel rail, basin and WC.

Outside

Garden to the front and rear of the property which is not enclosed. Small seating area overlooking the mill lade.

A barbecue or fire pit can be made available on request. This should be arranged with the owner directly and an additional charge may apply.

The overall grounds extend to some 5 acres which is shared with the adjoining owner property and a further holiday let.

The mill sits just off the main A697 with associated traffic.  Otherwise please contact us if you have any concerns.

Private parking in the main courtyard at the access to the Mill.

Babies & Children

A travel cot and high chair can be made available on request. The sofa in the sitting room converts to a sofa bed and can be made available on request at an additional charge of £45.

Dogs

One dog is welcome at no additional cost. Your dog should be clean before access into the property and must be kept off the furniture and out of the bedroom. It is important to note that the garden is not fully enclosed. A second dog may be allowed on request at an additional charge of £20.

The surrounding land is farmland therefore dogs should be closely supervised and on leads where livestock is present.

Guest amenities

The bed is made up with high quality bed linen and hypoallergenic duvet and pillows. Towels and a hairdryer are provided along with luxurious guest toiletries.

Heating

Underfloor heating throughout the ground floor. Wood burning stove in the sitting room with an unlimited supply of logs. Electric controlled heating on the mezzanine level.

Guest privacy

Juniper Mill sits immediately adjacent to the owner's property, and while the owners are on hand to help with any questions, they are equally respectful of guest privacy. The rear garden is not enclosed at this time and the overall land extends to 5 acres with a further holiday let on the site which sits to the east of the main house.

Location

In nearby Lauder (4 miles) guests will find a good range of amenities including the Flat Cat Gallery & Coffee shop or the Spotty Dog Deli and Café in Market Place. The Firebrick Bakery is wonderful with a selection of breads, cakes and pastries. There's also a butchers shop and a bakery, along with a small Co-op supermarket on the edge of the village.

For eating out, try the Black Bull Hotel or the Lauderdale Hotel for pub lunches or nearby Carfraemill Hotel (3 miles) for a juicy steak from local producers.

For gifts and lovely things, the Flat Cat Gallery, Made in Grey Britain and Powder Grey are both super stops for a browse.

Activities

Close to the property, you will find Thirlestane Castle, one of the seven ‘Great Houses of Scotland’. This splendid 16th century castle is open for public tours during the summer months with a range of experiences and events throughout the year.

Alternatively, admire the exquisite architecture, decorative detailing and superb art collection of nearby Mellerstain; explore the sumptuous state rooms and incredible silver staircase of Manderston; or marvel at the splendour of Floors Castle, home to the Duke and Duchess of Roxburghe with its priceless collection of fine art, porcelain and tapestries. Abbotsford sits at the heart of the landscape that inspired the poetry and writings of Sir Walter Scott, while the outstanding monastic ruins of the nearby Abbeys of Melrose, Dryburgh, Jedburgh and Kelso will give you an insight into the area’s tumultuous past.

For lovers of Scottish cashmere and knitwear, the ‘Textile Trail’ is an absolute must, offering a fascinating insight into our industrial heritage, but encompassing visitor centres and retail outlets where you can pick-up some wonderful garments and unique sample pieces - everything from exceptional tweeds to finest cashmere. For something truly exclusive you can even design your own tartan at Lochcarron of Scotland and take home a very special reminder of your Scottish connections.

The magnificent city of Edinburgh is less than an hour's drive from the property where you can explore the fascinating architecture of the old town and soak-up the culture and heritage of this beautiful vibrant city. Wander the cobbled closes and narrow stairwells of the Royal Mile and Grassmarket, or take a candle-lit tour of the underground vaults of the old city and uncover sinister tales of Edinburgh’s darker past!

On a lighter note, why not partake in a wee dram at the Scotch Whisky Centre or perhaps join an expert-led whisky tasting session where you will learn more about the intricate flavours of this most distinguished of drinks. Learn how to look, swirl, nose and taste fine whisky and to appreciate the distinct differences between single malts, blended and grain.

Finally, a visit to iconic Edinburgh Castle which sits majestically over the city and houses the Crown Jewels of Scotland, the Stone of Destiny, 15th Century gun Mons Meg, and the National War Museum of Scotland. And if you’re lucky enough to be in the city in August, don’t miss the Edinburgh Military Tattoo ending with a poignant lone piper lament high on the castle ramparts. Truly spectacular!

It is a fabulous property with everything in it that you could possibly need. The surrounding land is beautiful and the information booklet is full of interesting information about it, directing you to safe, interesting walks around the owners land. There is a beautiful pond and the owners invited us to help ourselves to the fruits of the gorgeous orchard. The various buildings around the land are so quirky - you need to see them for yourself. There are two herds of sheep within the land...one herd are a very rare breed and whilst inquisitive they are very cautious...the others are so friendly and love to come over and greet you. The bed is so comfy...amazing bath...great shower. Bedding/towels etc all pristine. TV was there but no need to put it on in the four days we were there...such a good place to just relax, unwind, walk and really get away from it all. The toiletries are gorgeous and there were lovely, thoughtful welcome items left for us. We would highly recommend this property and are looking forward to returning soon."
