Heiton Mill House offers the best of both worlds, enjoying a peaceful and secluded setting yet just a five minute drive or a leisurely 40 minute walk along the path of the old railway line from Kelso's lively pubs and restaurants.

The sympathetic conversion of this old mill has ensured that its unique charm and character are complemented by the contemporary interior design. All the principal rooms afford wonderful views of the river, where you may catch occasional glimpses of its inhabitants – otters, herons, oyster catchers and perhaps the reassuring leap of a salmon.

Heiton Mill has been designed with fishing parties and groups of friends in mind, with five fabulous en suite double bedrooms and masses of space for socialising. The open-plan sitting room with wood-pellet stove incorporates a 12-seater dining area, the full width glass wall drawing in the light, the French doors leading on to a large decked terrace overlooking the river, an uplifting spot for drinks and al fresco dining in the warmer months.

The kitchen is high spec with a large central island and all the equipment required to cook up a culinary storm and a pantry with shelving and fridge/freezer. Should you need extra chiller space, there another freezer in the utility room which also houses a washing machine and dryer.

At Heiton Mill you’ll find little luxuries at every turn – from the sumptuous sofas and super king size beds to fine Egyptian bed linen, down duvets and pillows, fluffy robes and towels, superfast Wi-Fi and flat screen TVs in all the bedrooms. Even your four-legged friends will be in the lap luxury with their own heated outdoor kennels and hot and cold shower.

The owners of the Mill live nearby and are on hand to ensure your stay is as enjoyable and seamless as possible; they are happy to arrange meals for late arrivals, sort out trout fishing permits, or share their local knowledge to recommend places of note to visit during your time here. They can also arrange a cook for one-off meals or catering for your party for the entire duration of your stay.

There are a number of outdoor steps up to the entrance door. Entrance hall with cloakroom with WC and basin.

Open-plan sitting room and dining room with cosy seating area with a window wall overlooking the river and French doors out to the veranda. Wood pellet stove, TV with Freeview and DVD player, CD player with iPod dock, books, games, cards and small DVD library. Dining area with seating for up to 12 guests. Breakfast table with seating for up to 6 guests.

Fully equipped kitchen with large island, 6 ring hob, double oven, double sink, fridge, freezer, dishwasher and hot plate. Pantry with shelving, fridge/freezer and microwave.

Utility room with sink, chest freezer, washing machine and dryer. An iron and ironing board are also provided. There is ample space for drying and storage of outdoor kit.

Bedroom one with zip and link beds which can be set up as a 6’ super king double or 3’ twins as preferred, flat screen TV, wardrobe, chest of drawers and desk.

Outside

Large, decked upper ground floor veranda with table and chairs for outdoor dining. Outdoor lighting on the balcony allows guests to enjoy the river views late into the night. There is a garden area to the side of the mill.

There is also an outdoor games area with table tennis and dart board.

Parking

There is ample parking in the courtyard.

Babies & Children

A travel cot and highchair are available on request.

Children are welcome but due to the proximity of the river, parents must take responsibility for their safety. The balcony on the upper ground floor level has a high rail around it. At ground level there is a wide wooden bridge over the lade (the old mill race) without a rail.

Dogs

Dogs are not permitted inside the house.

Two luxury kennels are provided in the courtyard, with hot and cold shower and heat lamps in the winter.

Guest amenities

All bed linen is of the highest quality Egyptian cotton with down duvets and pillows. Guests are also provided with fluffy white towels and complimentary Arran Aromatics toiletries.

Wi-Fi is available. Mobile coverage is good on most networks.

Heating

Heiton Mill House has oil central heating in addition to the pellet wood burner in the lounge.

Fishing on site

Heiton Mill House is perfect for fishing guests with private trout fishing on the stretch of the River Teviot alongside the mill, available through the owners. Salmon fishing is available on the same stretch of river by separate arrangement. The house is also incredibly convenient for the famous Junction beat and is close to several other prime Lower and Middle Tweed beats.

Guest privacy

The property sits a short distance away from the owner's property. While the owners are on-hand and would be pleased to assist guests with any aspect of their stay, they are equally respectful of guest privacy.

Location

The delightful, historic town of Kelso is 4.5 miles away by car or a just over a mile if taking the riverside walk, and is home to the majestic Floors Castle, residence of the Duke of Roxburghe and the famous race course. Described by Sir Walter Scott as "the most beautiful, if not the most romantic village in Scotland," today the town retains much of its original charm with an interesting range of independent shops including an excellent new deli, butcher, fish monger, baker, galleries, antique shops, country sports as well as a monthly farmer's market. Kelso plays host to a number of events throughout the year including regular National Hunt race meets, the ancient custom of the Common Ridings of the town boundaries and the famous Borders Rugby 7s games.

 

Activities

Kelso is an excellent base for exploring the wider Borders area. The pretty town of Melrose is nearby with its winding streets and antique shops, pubs and restaurants. On the way home, stop off at Mellerstain House, an impressive stately home with a noteworthy art collection. Pop into the 15th Century Smailholm Tower, built to withstand Reivers' raids and offering panoramic views from the top. Or take a detour up to the magnificent Scott's View overlooking the Tweed Valley and Eildon Hills. Scott's horse even stopped out of habit during his own funeral procession. For day trips further afield, the stunning coastline is nearby with endless sandy beaches that remain almost deserted even in the summer months. The magnificent city of Edinburgh is an easy day trip from Kelso, just an hour by car.

Heiton Mill House is perfect for fishing guests with private fishing on the stretch of the Teviot alongside the mill a decent roll cast from the bedroom window. The house is also incredibly convenient for the famous Junction beat and is close to several other prime Lower and Middle Tweed beats. The house is well equipped for fishing parties with a large utility room ideal for drying outdoor clothing and a vast storage area under the mill providing an excellent space for rods.

The area is also a golfer's paradise with 22 courses within a 30 mile radius ranging from challenging PGA Championship courses, to picturesque links and parkland courses to suit all standards. For keen walkers, there are fabulous walks along the river from the house. Upstream you can walk for miles along wooded banks and open fields and downstream only one mile takes you to Kelso without having to set foot on a road or pavement. Further afield there are hundreds of miles of quiet countryside to explore on two feet, four hooves or two wheels, from the stunning, sandy beaches on the coast to the heather-clad Cheviot and Lammermuir Hills.

"We had a wonderful week staying at the beautiful Heiton Mill House - this was a rare occasion where we - as a family were all in the same country at the same time - well almost all........ The welcome from the owners was warm and genuine - with an amazing Carrot Cake that kept us happy for a good few days. The house is immediately welcoming - it is very comfortable. The view from the main living area and balcony is stunning and so very restful. The kitchen has everything you need to make meal prep enjoyable The living area level bedroom was ideal for granny - the upper rooms were all lovely, especially the Master Bed overlooking the river - the sound of the water at night was very soothing. There are excellent walks close by - we never found the access to the river bank from the house to walk into Kelso - BUT we also never asked the route......we walked in via the Viaduct - longer but a lovely walk on one of the rare sunny days. The location is ideal for day trips out - there is a lot in the area to discover - there is a little book put together by the owners to give you ideas on there to visit and some good recommendations to eat out. Scott's View on the final evening was stunningly beautiful. I would have no hesitation in recommending this property to anyone I know looking to visit the area and we hope to return when we are all back in the same country."

We booked it for our extended family, and I wanted to say what a wonderful house it is, and how much we enjoyed our week in this special place. The owners were just lovely (amazing chocolate cake on arrival, by the way!) and nothing was too much trouble. The house was brilliantly laid out and equipped to a very high standard - they had thought of absolutely everything.  It felt so spacious, and we never tired of the view of the river.  Our party ranged in age from 12 to 83, and everyone loved it.  The games barn was a great idea, and everyone enjoyed table tennis and darts (even grandpa, aged 83!) and the walks from the house were great - all on the level, and very easy, with lovely views. Several trout were caught by our intrepid teenage fisherman, and we enjoyed days out at plenty of local attractions as well as a potter round Kelso and Jedburgh. We didn't want to leave!"

Heiton Mill House was as good, if not better, than the best of those abroad. The interior was superb: all of the rooms were very comfortable, spacious and extremely well appointed. The kitchen met all of our requirements and was very generously supplied with pots, utensils, crockery, cutlery and glasses. Also, there were generous supplies of items such as dishwasher tablets and of food staples. The public rooms were very comfortable and let us enjoy ourselves to the full. The bedrooms were beautifully appointed with luxurious bed linen and superbly comfortable beds and the bathrooms were equipped with the best of toiletries and bathrobes. The rooms were also very bright and airy. The owners couldn't do enough for us - excellent hosts. And wonderful bonuses were the flowers and the cake Lindy had promised for our arrival - delicious! A fabulous house, location, surroundings and hosts."
